
The Chatham-Kent housing market is in a state of “flux,” according to local realtors.
The Chatham-Kent Association of Realtors said sales increased 6.6 per cent last month compared to March 2025, with 97 homes changing hands. This was 11.3 per cent below the five-year average and 16.8 per cent below the 10-year average for the month of March.
“After a steep decline in February due to prolonged inclement weather systems, sales activity was back up in March but still remained below longer-term averages,” said association president Carrie Patrick in a news release.
The number of new monthly listings decreased 3.3 per cent in March year-over-year to 238.
There were 424 residential listings on the market at the end of March 2026, a gain of 12 listings compared to the same time last year. Active listings haven’t been this high in the month of March in a decade.
“Overall inventories are beginning to unwind, but market conditions are going back and forth, so our region is in a bit of flux as far as housing is concerned,” said Patrick.
According to the MLS Home Price Index, the composite/single-family benchmark home price was $411,000 in March 2026, slightly down 0.7 per cent.
