Newly Listed Homes Continue To Hit Record Levels

While home sales have been subdued in Chatham-Kent, new listings continue to hit record highs.

According to the Chatham-Kent Association of Realtors, 109 homes changed hands in August 2026, a slight decline of two sales from August 2025.

There were 289 new residential listings added last month, a surge of 30.8 per cent from the same time last year. This was also the largest number of new listings added in the month of August in history.

“New supply has generally been rising since early 2024, along with the stock of available listings, as sellers look increasingly eager to try and move their properties,” said Association President Carrie Patrick in a news release.

At the end of last month, there were 584 active listings on the market, a 10 per cent jump from the end of August 2025 and the highest level of active listings in more than a decade.

The average price of homes sold in August 2026 was $429,223, a minor increase of 2.2 per cent from August 2025.
