Sales Slow As CK’s Housing Inventory Remains High

While the number of homes on the market remains high, home sales have slowed in Chatham-Kent.

According to the Chatham-Kent Association of Realtors, 74 homes changed hands last month, a 14.9 per cent drop from January 2025. This was 5.9 per cent below the five-year average and 6.1 per cent below the 10-year average for the month of January.

“Home sales were lower than a year ago, marking the slowest month we’ve seen since February 2025,” said association president Carrie Patrick in a news release.

There were 153 new homes listed for sale in January 2026, a 15 per cent decline from the same time last year. However, there were 378 residential listings on the market at the end of last month, which remains at its highest level in a decade.

“Active listings remained elevated compared to long-term averages for the month, which was welcome news for buyers looking to jump into the market, as it gave them more choice than they’ve usually had in a typical January,” said Patrick.

The average price of homes sold in January 2026 was $449,774, down 3.2 per cent from January 2025.
