
While fewer homes are changing hands in Chatham-Kent, some sellers are aggressively lowering their prices, according to a local real estate group.
Barbara McCaughrin, President of the Chatham-Kent Association of Realtors, said sellers were out in force last month with 297 new homes listed for sale, the highest number of properties of any September in history. This also marked an 8 per cent increase from September 2024.
As well, there were 526 active residential listings on the market at the end of September, an increase of 8.2 per cent compared to the same time last year. Active listings haven’t been this high in the month of September in a decade.
“With overall supply levels holding steady over the past few months when adjusted for seasonal fluctuations, we’re seeing a lot of aggressive repricing from those who are listing their homes and are determined to find a buyer,” said McCaughrin in a news release.
The average price of homes sold in September 2025 was $428,798, decreasing by 1.9 per cent from September 2024. The more comprehensive year-to-date average price was $433,007 for the first nine months of 2025.
Only 102 homes were sold last month in Chatham-Kent, a substantial decrease of 10.5 per cent from September 2024. Home sales were also 9.6 per cent below the five-year average and 16.1 per cent below the 10-year average for the month of September.
