Modular Housing Project Gets Back on Track

Construction on 27 affordable housing units at 101 McNaughton Avenue West in Chatham is back on.

Council approved Jayden Construction to complete the build, which is now two years behind schedule.

BECC Construction was awarded the original contract on the three-story unit in December 2021, with a target completion date set for the following December.

Their contract was officially rescinded in May 2024, although not made public until September, with municipality officials saying the company failed to meet deadlines, changed timelines, and lacked the overall ability to finish the project.

A report to council earlier this week stated 75% of the project has already been completed with the remaining work including installation of the final three modules, delivery and installation of an elevator, and other finishing touches.

The total cost of this proposal was $7,688,500 plus HST. In addition, it was determined that some additional add-ins costing $599,366 would be required to best meet the needs of this affordable building.

The new projected completion date is expected sometime in 2025.
