CK Housing Supply Continues To Grow While Demand Remains Low

Supply continues to outpace demand in Chatham-Kent’s housing market.

According to the Chatham-Kent Association of Realtors, there were 298 new residential homes listed for sale last month, a 28.4 per cent increase from October 2024. This was the largest number of new listings added in the month of October in history.

However, only 104 homes changed hands in October 2025, an eight per cent decrease from the same time last year.

“Sellers were more determined than ever to attract buyers to their properties,” said association president Barbara McCaughrin in a news release. “Overall inventory levels now stand at their highest in a decade as supply continues to outpace demand in our region.”

There were 564 homes for sale in Chatham-Kent at the end of last month, up by 18.2 per cent from the end of October 2024 and the highest in the last decade.

The average price of homes sold in October 2025 was $419,216, a slight increase of 1.5 per cent from last year.
