Chatham-Kent’s housing market has had its most active July since the COVID-19 pandemic.
According to the Chatham-Kent Association of Realtors, a total of 133 homes changed hands last month, which was an increase of 16.7 per cent compared to July 2025 and the highest number of residential sales in five years.
There were 277 new residential listings added in July 2026, which was also the largest number of new listings added in the month of July in Chatham-Kent’s history.
“Overall inventories have generally been rising over the past four years, and our local market is recently more often in buyer’s territory than it is balanced,” said association president Carrie Patrick in a news release.
There were 594 residential listings on the market at the end of last month, a 3.7 per cent increase from the same time last year. This was also 21.7 per cent above the five-year average and 62.8 per cent above the 10-year average for the month of July.
The average price of homes sold in July 2026 was $410,946, 7.5 per cent lower than in July 2025.
