Chatham-Kent Continues to Grow

Some communities in Chatham-Kent are bursting at the seams.

A report by Director of Planning Services, Ryan Jacques was presented to council earlier this week, outlined how the municipality will adopt new growth management policies into the Official Plan, providing direction on the management and phasing of land uses for the next 30 years.

The report predicts that Chatham-Kent’s population is expected to expand from 107,100 to 122,200 by 2051, with the bulk of the growth happening in Chatham.

However, space is becoming an issue. The report identifies a shortfall of 177 gross hectares, the equivalent of roughly 330 soccer fields.  Residential land would be needed most in Blenheim, Dresden, Chatham, and Tilbury.

Growth options were not presented for Dresden since more study of the flood risk outside the current urban boundary is needed. Officials say the proposed landfill expansion on Irish School Road would also have an impact on the study.

As for Wallaceburg, Wheatley, and Ridgetown, they all currently have an oversupply of residential land, which can accommodate growth beyond 30 years.

Jacques told council that phase 2 of the study will focus on growth options with higher potential. These areas will be assessed in greater depth, focusing on reviewing infrastructure, land use compatibility, and finding other factors to identify the most appropriate and feasible area for growth.

The final phase will include drafting the official plan amendment and the approval process, which should all be completed sometime in November.
