CK Home Prices Jump Despite High Inventory

Home prices have seen a significant jump in Chatham-Kent, despite a decade-high number of listings on the market.

According to the Chatham-Kent Association of Realtors, the average price of homes sold in January 2025 was $464,769, which is the highest monthly average since summer 2023 and a sizable 15.9 per cent gain compared to January 2024.

There were 180 new homes listed on the market last month, a 7. 1 per cent jump from the same time last year. As well, there were 369 residential listings on the market at the end of January, an increase of 18.6 per cent from the end of January 2024. Active listings haven’t been this high in the month of January in more than five years.

A total of 87 homes changed hands in January, a significant increase of 33.8 per cent from January 2024.

Looking ahead, relator association president Barbara McCaughrin said CK’s housing market could be in for a period of uncertainty.

“The looming threat of tariffs is casting a shadow over the Chatham-Kent’s economy,” said McCaughrin in a news release. “Given the region’s significant agricultural and automotive sectors, these tariffs will almost certainly impact job security, and by extension, cause home buyers to reassess their options.”
