
Increasing home sales are signaling “some very positive trends” in the local housing market, according to the local realtors’ association.
The Chatham-Kent Association of Realtors reported that 77 homes changed hands in December 2025, representing a sharp 42.6 per cent increase from the same period in 2024.
While home sales were 2.8 per cent below the five-year average and one per cent below the 10-year average for the month of December, association president Carrie Patrick said the market is continuing to show signs of improvement.
“The second half of 2025 was characterized by rapidly growing momentum in sales activity as buyers finally started coming back in off the sidelines,” she said in a news release. “Inventories remain elevated compared to recent years, and market conditions continue to tilt in favour of buyers, so going into 2026, weβre looking at some very positive trends in our region.”
There were 109 new residential listings added in December 2025, and there were 391 active residential listings on the market at the end of the month. The number of new listings and active listings both hit decade highs last month.
The average price of homes sold in December 2025 was $383,206, a decline of 13.2 per cent from the same time in 2024.
