
While local home buyers may have more choice on the market, fewer homes are changing hands in Chatham-Kent.
According to the Chatham-Kent Association of Realtors, 111 homes were sold in August 2025, a significant 17.2 per cent decrease compared to August 2024.
New residential listings were also lower last month, with 222 homes listed for sale, a notable decline of 19 per cent from the same time last year.
However, the market’s inventory remains at a 10-year high with 533 homes for sale at the end of August 2025.
“While August MLS home sales came in lower than expected for this time of year, market conditions in our region continue to offer buyers more choice and negotiating power,” said association president Barbara McCaughrin in a news release.
The average price of homes sold last month was $420,127, increasing by 2.3 per cent from August of last year.
