
Home sales in Chatham-Kent are seeing strong monthly trends.
According to the latest report from the Chatham-Kent Association of Realtors, 123 homes were sold during the month of May, a substantial 17.4% decline from May, 2025.
Association President Carrie Patrick says they are still seeing strong monthly trends, especially after demand bottomed out at the beginning of the year.
“Prices have been moving sideways for a few years now, with some volatility in between, and the market is tilted in favour of buyers,” Patrick said in a news release. “This would be an excellent time to get into or re-enter the market for those seeking a new place to call home.”
Patrick says more than 300 properties were listed for the first time in any May on record, and was the third-highest new listings count on record, behind April 2026 and June 2025.
The dollar value of all home sales in May 2026 was $55.3 million, down 14.6% from the same month in 2025.
The overall MLS Home Price Index for a single family home was $402,500 last month, a 1.3% dip compared to the year previous.
