A record-high number of new homes have been listed for sale in Chatham-Kent over the last month.
According to the Chatham-Kent Association of Realtors, 275 homes were listed for sale in September, marking a 37.5 per cent increase compared to September 2023. This was also the largest number of new homes added in the month of September in Chatham-Kent’s history.
New listings were 29.5 per cent above the five-year average and 44.4 per cent above the 10-year average for the month of September.
There were 478 units on the market at the end of last month, up 24.2 per cent from the end of September 2023.
“With overall inventories rising but not reporting as impressive of a spike, it is likely that many of these listings were re-priced and re-listed as sellers become increasingly motivated to attract buyers,” said association president Carrie Patrick in a news release.
A total of 114 homes changed hands last month, an increase of 15 sales year over year.
“Sales activity upheld the momentum built over the past several months, continuing to move closer back to more normal levels for this time of year,” said Patrick.
The average price of homes sold in September 2024 was $437,254, a slight 1.2 per cent increase from September 2023.
