New Listings Continue To Flood CK Housing Market

Record high levels of residential listings continue to outpace buyer demand in Chatham-Kent.

According to the Chatham-Kent Association of Realtors, there were 276 new homes listed for sale in July 2025, which was the largest number of new listings added in the month of July in recorded history. As well, there were 567 residential units on the market at the end of last month, an increase of 16.7 per cent compared to the same time last year. Active listings haven’t been this high in July in ten years.

“Sellers are as motivated as ever to move their properties and are listing homes in our region in record numbers,” said association president Barbara McCaughrin. “This has boosted overall inventories back up to levels unseen since early 2016, as more supply is entering the market than buyers are able or willing to absorb. We’re hoping to see more balance emerge in the months ahead between supply and demand.”

A total of 115 homes changed hands in July 2025, a sharp 11.5 per cent decline compared to July 2024. Home sales are also 10.3 per cent below the five-year average and 13.3 per cent below the 10-year average for the month of July.

The average price of a home sold in Chatham-Kent last month $443,205, a slight reduction of 2.7 per cent from July 2024.
