Proposed Indian Creek Road Condo Raising Concerns

A proposed condo tower might have 87 units, but after Monday night’s council meeting, it’s more like 87 problems.

The nine-story residential building that could be built on Indian Creek Road West in Chatham was up for discussion as the developer looked to propose creating a by-law amendment application to rezone the property to a residential high-density zone to facilitate construction of the project.

While council would not be voting on whether the building would break ground, it was an opportunity for questions and for several residents of the area to share their opinions about the proposed building.  Many cited traffic increases and height of the building as two major concerns.

Area resident Dan Myers expressed his strong opposition to the potential building explaining to council it would be inappropriate and esthetically unappealing in the urban landscape.

“We have serious privacy issues,” said Myers. “A lot of us have private backyards, many with pools, and such a complex would allow complete visibility to our yards.”

Ward 2 Councillor Anthony Ceccacci questioned when the traffic study was conducted, as the area has a school and golf course.

The study, done for the developer by a third party, was revealed to have been compiled in June, which Ward 6 Councillor Michael Bondy questioned.

“If the study was done in the summer when school was out, it’s not going to be very reflective of traffic,” said Bondy.

Council did vote on having an updated traffic study, along with another public session for which a date has yet to be determined.  More deputations will also be allowed when the motion returns to council at a future date.
