
Chatham-Kent home sales have hit a five-year high while housing inventory remains elevated.
According to the Chatham-Kent Association of Realtors, a total of 115 homes changed hands in September 2026, a 12.7 per cent gain compared to September 2025. This was also the highest number of residential sales for the month of September in five years.
“Sales activity was back up to more normal levels for this time of year in September. New supply, on the other hand, was just one listing off from the second highest level for this month on record,” said association president Carrie Patrick in a news release.
There were 274 new homes listed for sale last month, a slight eight per cent decrease from the same time last year. However, new listings remain above the five- and ten-year averages for September.
Active residential listings remained high, with 572 units on the market at the end of September 2026. Active listings haven’t been this high in the month of September in more than a decade.
“There appear to be two distinct stories in our housing market, one for buyers and another for sellers. The former are operating at levels typical for this time in the early fall, while the latter are more motivated than ever to move their properties,” said Patrick.
The average price of homes sold in September 2026 was $410,864, a decline of 4.2 per cent from September 2025.
