Winter Weather Slows Home Sales In CK

Colder temperatures are likely responsible for slower than expected homes sales in Chatham-Kent, according to local realtors.

The Chatham-Kent Association of Realtors said a total of 50 homes changes hands in February 2026, a significant 24.2 per cent decline from February 2025. This was also 38.6 per cent below the five-year average and 41.9 per cent below the 10-year average for the month of February.

“February saw a much quieter month for sales activity than anticipated, possibly due to inclement winter weather that may have kept many buyers sidelined,” said association president Carrie Patrick in a news release. “The drop-off was too sharp and rapid to have been part of a trend so we are looking at this as a one-off decline, which should hopefully turn into a rebound in March.”

There were 158 new homes listed for sale last month, 11.3 per cent lower than the same time last year. As well, there were 408 residential listings on the market at the end of February, a gain of 15.9 per cent from the end of February 2025.

The average price of homes sold in February 2026 was $371,338, down by 11.3 per cent from last year.
